I have helped clients from all over the United States and the world relocate to sunny, Northeast Florida. Whether you’re downsizing, looking for a second home to escape cold northern or midwest winters, seeking a rental or vacation property or deciding to make Northeast Florida your new permanent home, there are some key things you need to consider when making an out-of-state move. From the last 15 years of helping clients relocate, I’ve compiled my top 5 tips for buying a home in Florida from out of state.
Visit like a local
Take a long weekend, or even a week trip. Make a decision to live like a local for a few days. Short-term rental companies like Airbnb can help you assimilate into the local culture. Stay at a couple of different places in different neighborhoods. If you can’t find anything close by, make sure to spend your time in your desired part of town. Our communities are diverse and offer different experiences. So get out of your comfort zone!
If you have children, Northeast Florida public schools offer some of the best public education in the nation. Make sure to do your research to ensure the zoned school for your desired neighborhood or zip code meets your needs.
Decide on your budget
Moving can be exciting and stressful at the same time, especially an out-of-state move. Before you speak to a Realtor, decide how much house you can or want to buy and stick to it. You’re going to look at a lot of homes when you finally visit Northeast Florida to make a home purchase. If you’re wishy-washy on your home budget, you could end up frustrated and without a house when you leave.
Choose a Realtor carefully
All Realtors are not created equal. Experience, satisfied clients and a track record of success are all important factors when selecting a Realtor, especially one in another state who you’re going to be communicating mostly by phone and email prior to your visit to look at properties. Make several inquiries, search online reviews and talk to your prospective Realtor on the phone. Great Realtors will look out for your best interest as the buyer.
Be Open Minded
Your local Northeast Florida Realtor knows the market. Come with your top list of non-negotiable items for your new home, but be flexible. Give them a little leeway to come up with the best properties based on your needs and wants. Knowing what you absolutely do not want in a home helps to narrow down all the choices.
